The Maldives

The Maldives is blessed with year-round sunshine and average temperatures of 28°C, rising to 32°C during March and April. Purchase structure:

You will receive a long-term leasehold title of the property, on a strata title basis. The strata title allows for individual ownership of part of a property (such as a villa) with shared ownership of common areas on the resort.

You will receive an initial leasehold title for a term of c. 41 years, aligned with the leasehold title of the developer (Moonlight Holdings Private Limited), which expires in 2065. The developer has the right under law to extend its leasehold title of the resort by an additional 49 years upon payment of a pre-determined price; in the event the developer extends the leasehold title of the island, then, the term of your leasehold title over the property will be automatically extended by an additional 49 years, without any additional cost to you.

You are permitted unlimited usage each year without any restrictions. As an owner, you can enjoy your villa as often as you like. However, if you choose to enter the rental program of the resort, you will need to provide the hotel management team with sufficient notice.

The residences are managed and maintained by Baccarat Hotels and Resorts (SH Hotels & Resorts), ensuring top-tier service and upkeep.

Owners have unlimited access to the golf course free of charge.

There is no stamp duty applicable on the purchase of the villa. Property tax is paid in the form

of Tourism Goods and Service Tax (TGST), currently 8% but rising to 16% once the resort is operational.

There is no inheritance tax in the Maldives. Additionally, there is no capital gains tax applicable for holding the villa throughout the leasehold term. Capital gains tax will be payable on any profits from the sale or transfer of the villa.
