Located on the sunrise side of the island, close to Dolphin Beach, the property offers views over the Indian Ocean and direct access onto the pristine white sand beach. With a built area of approximately 2,600 sqm (28,000 sq ft) and a plot size of around 5,540 sqm (circa 1.37 acres), it’s the perfect holiday home for large families or for those wanting to share the experience with friends. Spa, exercise, sauna and steam without having to leave the confines of this forested mansion. The sunken dining area is ideal for hosting dinners and during the day the generous terraces around the curved lagoon-style pool provides plenty of options for lazing around and relaxing.
A large and detached master bedroom with en suite open-air garden bathroom close to the beach provides exceptional privacy and a sense of escape. It even has its own separate swimming pool. The 5* Private Reserve also includes five guest bedrooms, specialty accommodation for children plus a nanny’s room and a Mr & Mrs Friday’s (butler’s) bedroom. All accommodation on Soneva Fushi comes with its own bicycles and his and her butlers for guests to use as needed. Outside the Private Reserve there is still plenty to do, with the resort also including a star observatory, a Glass Studio (glass blowing), an outdoor cinema at night and numerous dining venues. During the day, the resort offers guided scuba diving with a marine biologist, snorkelling with manta rays and a dinner and many more activities from sunset dolphin cruises to picnics on a private island. For those looking for something more laidback and on land there is also a day spa which offers yoga detox programs and personalised beauty treatments.
One of the best features at Soneva Fushi is The Den – a kid’s paradise. The Maldives is blessed with year round sunshine and average temperatures of 28°C, rising to 32°C during March and April.

The remaining 90% of Room Revenue will be allocated between you and Soneva Fushi on a 50/50 basis. From your 50% share, annual ownership expenses equivalent to 1.5% of the purchase price are deducted. A further 0.5% of the purchase price will be deducted annually and set aside. The resulting net revenues can then be remitted to you (subject to applicable Maldivian withholding and income taxes, currently at 15%). You can also keep the net revenues in-resort to be applied against future spending so that you will not ever have to pull out your credit card to pay for any additional holiday expenses incurred in-resort such as your food and wine and spa activities. LAND LEASE AND VILLA PURCHASE AGREEMENTS The villa ownership will be on a sublease basis for the duration of the lease of the Island by Soneva Fushi and the Maldivian government. Any future lease extensions will be passed onto the buyer at a formula equal to [(1/total number of villas) x lease extension price for the island]. The lease to date (2016) stands at 29 years with option to extend as and when the island head lease is extended. OWNERSHIP AGREEMENTS Ownership will be structured via a series of onshore and offshore legal agreements to maximise tax effectiveness. These agreements comprise but are not limited to a Reservation Agreement, a Lease Agreement evidencing the buyers’ lease rights on the land, a Villa Management Agreement, showing Soneva’s exclusive right to manage the property on behalf of the buyer, and a Villa Rental Agreement, which shows the terms of rental of the villa (optional for villas yet to be built).
