Kotor
Perhaps the most beautiful area of Montenegro, the Bay of Kotor is believed by many to be the most southerly fjord in the world. It is, in fact, a submerged river canyon. Actually comprised of four bays – Kotor, Risan, Tivat, and Herceg Novi – Kotor is encircled by the striking limestone massifs of the mountains on the southeast and northwest side.
The Venetian architecture, including showstoppers like the Cathedral of St Tryphon, have earned it a UNESCO listing. The south coast has miles of honey sand and warm seas.
Between 1420 and 1797, Kotor was under the rule of the Republic of Venice and you’ll notice a strong Venetian influence in the architecture. There’s plenty of history here, with notable buildings worth a visit including the Watch Tower (Sat Kula), the 12th-century Cathedral of St Tripun, the Church of St Luc, and the 17th-century Prince's Palace.
The Bay of Kotor is full of wonderful restaurants, bars and shops, as well as ancient churches, museums and the medieval fortress, which clings to the rocks above the town. You can also visit The Church of Our Lady on the Rocks, a small island that was created by seamen throwing stones into the sea upon returning from each successful voyage. The Bay of Kotor is a great destination for sailing, allowing you to explore the spectacular coastline from the water.

Purchase Process:
Buyers may secure a residence with a nonrefundable reservation deposit of €10,000 or €20,000 (dependent on unit price) and by submitting a signed Reservation Agreement. Upon receipt of the reservation deposit, the residence is reserved in the buyer’s name and the buyer will be sent a Sale and Purchase Agreement detailing the purchase conditions which will also have attached: Plan of the property, condominium and village rules, building permit, payment schedule and technical specification.
The buyer must sign and return the original Sale and Purchase Agreement within 30 days of reservation, at which point the reservation deposit is credited to the first instalment. As per Montenegrin Law, Sale and Purchase Agreement shall be signed in Montenegrin language translated by Court Interpreter in front of local Notary, either in person or via Power of Attorney.
Stage Payments:
Note: There are no restrictions on foreign ownership of real estate in Montenegro. Individuals may purchase property in their own name, in the name of a foreign or domestic company, or in a trust. A 21% VAT is applicable to the purchase of new real estate and 7% on new berths (included in published prices).
Service Charges:
Adriatic Marinas manages the marina village, providing first-class services to yachts, residents, retail tenants and guests. A service charge based on areas occupied in proportion to the total area is levied on residents (commercial and residential).
Outside of the service provision, a sinking fund has also been established for any future repairs. The service charge is between €45-85 per m2, per year for property owners and is subject to adjustments based on the actual cost.
Rental Management:
Private residence owners have the option of renting out their units on a short or long-term basis. Adriatic Marinas will manage the rental process and assist with payment of property taxes and insurance, as well as the management of unoccupied units (fees applicable). To take advantage of the SIRO or IVO rental pool programme, buyers must opt for their homes to be fully fitted and furnished.
Investor And Business Friendly Climate:
Montenegro has one of the lowest corporate, personal and capital gains tax rates in Europe, low entry barriers for new businesses and secure property rights. There is also a 0% tax on inheritance or free of charge transfers to immediate family members, with progressive property tax rate commencing at 3%.
