Few Caribbean islands can compete with St Lucia for its standout super-charged natural beauty. As well as the electric blue sea and soft sand beaches this mountainous, volcanic island has a rainforest stuffed with flamboyant plants and exotic birdlife, cascading waterfalls and lush foliage. Then there are the mighty and mystical twin Pitons, a pair of steep green peaks that bookcase a golden beach and are a UNESCO World Heritage Site.
The English and French tussled over St Lucia for 150 years before the English took definitive control in 1814 and the island retains a compelling blend of African, English and French influences. There is plenty of evidence of this history from the delightful tumble of pastel wooden houses in the original French capital of Soufrière to portraits of Queen Elizabeth II, the Head of State, in official buildings.
St Lucia is part of the southern Windward Islands lying in the eastern Caribbean Sea northwest of Barbados. The island covers 27 miles by 14 and enjoys a typically tropical climate with northeast trade winds keeping the average year round temperature at a comfortable 26ºC.
Today St Lucia is an independent nation and a member of the Commonwealth. It has an ever-improving infrastructure with excellent medical facilities. There are thirty-three Health Centres, three public hospitals and one private hospital – twenty minutes from the Landings. Utilities and telecommunications are good and there are extensive shopping facilities. The democratically elected government has focused successfully on stabilizing the economy, providing financial and political security for investors.
Rodney Bay.
The Landings location on protected and calm Rodney Bay in the northwest of St Lucia provides instant access to the island’s main entertainment and sporting highlights. Rodney Bay marks the finish line for the Atlantic Rally of Cruisers, the world’s largest transoceanic race every December but as well as the myriad of water sports – take your pick from waterskiing, windsurfing, snorkelling, scuba diving, kite boarding, kayaking, swimming and sailing – there is something for all ages to enjoy on land.
St Lucia’s premier PGA Championship golf course is five minutes from The Landings and nearby there are smart restaurants, casual beach bars and Duty Free shopping. St Lucia has a formidable reputation for its many festivals. From the weekly informal Fish Friday Jump Up at Anse La Raye to the annual Jazz Festival in May this is an island that knows how to party and relishes the chance to turn up the reggae music and dance.
Activities on offer in St Lucia include:
The purchasing process at The Landings is straightforward. Individual buyers require an Alien Landholding Licence, a straightforward process which a lawyer will arrange. The government has agreed to waive the costs of this licence for purchasers of The Final Collection at The Landings.
Homes are reserved by signing a reservation agreement with a deposit of US$10,000, fully refundable prior to the final day of any inspection visit. Buyers then have 30 days to complete legal due diligence before signing the purchase and sale agreement.
Depending on how the purchase is structured legal fees are typically between US$8,000 and $12,000. Sphere Estates can recommend independent and experienced local lawyers.
Once contracts are signed for an off-plan property a 10 per cent deposit is placed securely into an Escrow account with further stage payments due at key stages in the construction period.
