How To Buy in Switzerland:
The purchase process in Switzerland is straightforward and well structured. However Switzerland imposes restrictions on who can purchase property with the precise rules differing between regions and sometimes between neighbouring resorts.
In general non-Swiss nationals who want to buy property in Switzerland must obtain a permit prior to any purchase. The two laws that concern the purchase of second homes are the Lex Koller, introduced in the 1980s as a way of limiting the number of second-homes allowed to be purchased by non-residents and the Lex Weber, introduced in 2012, limiting the supply of new second homes.
Under the Lex Koller foreign buyers are only permitted to own one property in Switzerland and they cannot resell their home within five years of purchase.
There are some of Switzerland’s 26 cantons (administrative areas) where only Swiss nationals or people holding a Permit B (long-term work permit) or a Permit C (a permanent residence permit) can buy. Many of the elite ski resorts and also the cities of Geneva and Zurich have severe restrictions. However special government legislation means that all new-build homes in Andermatt, most unusually, are free of any restrictions on non-Swiss owners.
